In unstable times our clients need stable income. Securing it for them is our sole focus. Amidst the complexity and volatility of the current market, we constantly deliver this objective with sophisticated solutions, intellectual innovation, and sheer hard work and passion.
Our experience demonstrates our ability and expertise in the largest, most demanding and complex of projects:
- re-engineering ownership and lease structures in portfolios of properties to fit the requirements of major institutional investors for transparent, tax efficient income
- purchasing at high speed to secure highly desirable properties in a stock starved market
- solving years of accrued neglect and economic distress on purchasing complicated real estate to secure a safe income stream for clients
- dealing constructively with the concerns of banks to persuade them to sell to our clients through, for example: escrow completions, structuring deposits to allow for payment of hedging break fees, highly complex uplift and clawback arrangements on distressed purchase prices and contracting directly with agent banks
- we are experts in R.P.I. and other rent reviews and are often asked for second opinions on them by institutions contracting with Government and public sector bodies
- looking after properties through their full life cycle: structuring and delivering acquisitions through offshore and onshore vehicles including the subsequent management of them (£15-20 billion of assets under management) and their disposal in tax efficient structures.
Innovation in our sector
We advise on current (and help to create and critique new) law. Our lead partners sit on the association of real estate funds complex issues committee, and the CBI property committee.
We are advisors to the BPF on landlord and tenant law, and to the pensions industry on C.R.C. We sat on the Treasury and Law Society Committees for REITs and, more recently, PAIFs.
We also help our clients to prepare submissions in response to White Papers. Our leads have also been invitation lecturers at the RICS, South Bank University and have written for all the journals of record from Property Week to the FT.
